1If you wish to sell privately the purchaser will have to take the caravan off site as the plot is not included.
2If you sell back to Coral Beach there is no problem, but it depends on age and condition, and if the company considers it can re-sell the caravan.
3If the caravan is old and in poor condition, and you do not wish to retain it, then written conformation is required for the caravan to be scrapped. The fee at present is £200.00, as we have to employ outside contractors. However if we can re-sell the caravan there will be no charge.
Drain Off and Reconnection
The cost of the above is included in the ground rent. But any owner who has a van with central heating and requires it to be topped up with antifreeze will be charged £30.00.
The cost of the above is included in the annual ground rent and is undertaken
every 12 months by Coral Beach's Gas Safe Registered staff and when they have undertaken the necessary tests to ensure the caravan's appliances are safe a
Gas Safe Certificate will be issued to the owner and a record of all maintenance works kept on file. All caravan owners letting their caravans need an additional landlords certificate which is available for an additional cost of £20.00.
PAT Testing of Caravan and Electric Appliances
In accordance with new legislation from 1 January 2007 all caravans and
electrical appliances used therein must have an electric PAT Test.
Calor Gas Bottles
Only CALOR GAS BOTTLES are permitted on site. Please note that no gas bottle
at any time should be laid on its side under a caravan even if its empty as this is extremely dangerous. People who put gas bottles in metal sheds must not lock
the shed because in case of emergency we need to access them and the gas
fitters need access to do your gas test. Calor Gas Ltd provides the company
with product liability insurance and any Gas Bottles other than Calor Gas found
on Caravans will be REMOVED Immediately and put in Storage for you to pick
up and take away.
New Rules and Regulations imposed by East Lindsey District Council as from 1st January 2001, which are as follows: (Site Licence Condition) a) No storage beneath or around caravans b) Only metal storage boxes allowed – any wooden and plastic (e.g. "Keter" garden storage boxes) will need to be removed.
The Management Accepts No Responsibility Whatsoever for any person
using the Drain for Fishing or any other purpose.
Caravan Letting (Coral Beach & Southgate)
All caravan owners letting their caravans must ensure that a copy of the
Park Rules & Regulations are on display in the Caravan, and that the
tenants are aware of these Rules & Regulations.
ALL CARAVANS WHICH HAVE BEEN GAS CHECKED AND DRAINED DOWN WILL HAVE THE APPOPRIATE STICKERS PLACED IN THEIR CARAVAN WINDOW.

200 Litres Gas, 200 Electric units
All pitches on Coral Beach and Southgate have electric meters. There is no electric included in site fees. Electric will be charged at 30p per unit payable at the end of the season. Golden Acres has electric and gas meters. 200 units of electric are included in the rent. Any units used above this amount will be charged at 32p per unit. 200 litres of gas is included in the rent. Any litres used above this amount will be charged at 55p per litre.
Due to the vastly increased cost of water and sewage charges, a water meter is being installed on all caravans with outside taps or using in excess of £90.00
worth of electric.
50 Cubic metres (50,000 litres) is included in the ground rent. Water used over this amount will be chargeable at a cost of £5.00 a cubic metre(1000 litres)
All Ground Rents Are To Be Paid By The 31st March 2013
Ground Rents, Repair Charges and a Winter Deposit of £100.00 per caravan are to be settled by 1st November 2011. Caravan Owners with outstanding ELECTRICITY ACCOUNTS will be Disconnected with a reconnection fee of £50.00. Electricity accounts are to be paid between the 1st Novenber 2013 and the 1st January 2014.
Any Owners who have not paid in full the 2012 ground rent and electric will not be reconnected for the 2013 season. Any owner found to re-connect their caravan themselves, will have the caravan pulled off its plot.
Accounts should be forwarded to the Coral Beach office and if a receipt is required we would ask that a stamped addressed envelope should be sent with payment.
Caravan keys held in the office will be dealt with free of charge providing the keys are securely tagged with site, row and number of caravan. No responsibility will be taken by the management for the keys not correctly tagged. A letter of authorization must be given to hirers before keys will be released.
No persons are allowed to drive stakes into the ground without first asking permission at the site office. Any person not adhering to this rule will have
to pay the cost of damage to electric cables and water services.
No clothes posts, lines wooden storage boxes and closed in wooden verandas
are allowed on site. We have been informed by the Chief Fire Office that access between caravans must be kept clear at all times – cars, vans and trailers must
not obstruct accesses. Any vehicle causing an obstruction will be removed.
The management reserves the right to refuse entry or to remove from site any person or persons causing nuisance or damage to the above properties.
Parties of young people are not allowed under any circumstances. All visitors must report to the Coral Beach office situated off Skegness Road, Ingoldmells.
